Although the choice of one real estate professional one hires is significant, the best results are only achieved if/when the owner proactively proceeds and takes 5 smart actions. Achieving the desired results, which is typically selling the home for the highest possible price, in the shortest amount of time, with minimal hassle/stress, requires planning and communication between the seller and their agent! Only when planned, teamwork, fully considered and used, and the owner understands what his/her responsibilities are, will optimal results be achieved! With that in mind, this article will attempt to briefly consider, examine, review, and discuss 5 important actions that help you get the results you want.

1. Exterior Appeal (Outside): Paying attention to curb appeal should be about more than just empty rhetoric and/or some abstract ideas/concepts! What potential and qualified buyers see gives them a first impression that significantly influences their potential degree of consideration for your home and property! Before starting, little by little, approach your house, and look at it, as a potential buyer would. Commit to being genuinely objective and proactively addressing any potential weaknesses. Elements to address related to the essential aspect, including: use of flowers, shrubs, etc., to enhance the first glance; make sure the area is neat, clean and orderly; address any issues related to the driveway and front walkways/pathways; mow and effectively mulch etc.; exterior areas, including appearance of concrete, foundation, paint, windows, screens, storm doors, exterior doors, etc.

5. Accentuate strengths / minimize weaknesses: How can you accentuate the strengths of your home and property, and get others to pay close attention/focus to those areas/items? Also, what can you do to minimize potential areas of weakness? Accentuate the positive!
